What Questions Should I Ask a Pool Builder Before Signing a Contract?

FAQ #88: What Questions Should I Ask a Pool Builder Before Signing a Contract?

By the time a homeowner is ready to sign a pool contract, most of the excitement is already baked in.

This is also the moment where the wrong assumptions can lock in the most expensive regrets.

The goal of asking questions before signing isn’t to slow the project down —

it’s to make sure nothing important is being decided implicitly instead of intentionally.

Question #1: What Exactly Is Included — and What Is Not?

This is the most important question, and the most commonly misunderstood.

You want clarity on:

What is explicitly included in the contract price

What is excluded

What items are listed as allowances

What assumptions were made to arrive at this number

If something isn’t written, it shouldn’t be assumed.

Many disputes don’t come from disagreement — they come from silence.

Question #2: Which Parts of This Price Are Fixed, and Which Can Change?

Not every line item carries the same risk.

Ask:

Which costs are fixed once we sign?

Which items are allowances?

What conditions could cause price changes?

How are change orders handled and approved?

A good builder won’t promise zero changes —

they’ll explain where changes are most likely and why.

Question #3: What Happens If We Change Our Minds Mid-Build?

Design evolution is common.

Surprises shouldn’t be.

Clarify:

How design changes are priced

When changes must be decided

Which changes are disruptive vs. simple

How approvals are documented

You’re not planning to change everything —

you’re planning to understand the consequences if you do.

Question #4: What Is the Realistic Timeline — and What Can Delay It?

Instead of asking:

“How fast can this be done?”

Ask:

What does a realistic timeline look like?

What typically causes delays?

How are delays communicated?

How much flexibility should we expect?

Projects don’t fail because timelines change.

They fail when timelines change without explanation.

Question #5: Who Will Be Our Point of Contact During Construction?

Communication issues cause more stress than construction itself.

Ask:

Who do we contact with questions?

Who makes decisions on-site?

How often will we receive updates?

How are issues escalated if something feels off?

You’re not just hiring a builder —

you’re entering a working relationship.

Question #6: How Are Problems Handled When (Not If) They Occur?

Every construction project encounters problems.

The difference is how they’re handled.

Ask:

How are mistakes addressed?

What happens if something doesn’t meet expectations?

How are disagreements resolved?

What does “making it right” look like in practice?

You’re listening less to what they say —

and more to how confidently and calmly they say it.

Question #7: What Does the Warranty Actually Cover?

Warranties vary widely, and assumptions are dangerous.

Clarify:

What is covered?

What is excluded?

How long coverage lasts for different components

Who performs warranty work?

How claims are submitted?

A warranty is only as good as:

The clarity behind it

The company standing behind it

Question #8: What Will Ownership Look Like After the Pool Is Done?

Many homeowners regret not asking this early.

Ask:

What maintenance is expected?

What training or orientation is provided?

Who do we call after the project is complete?

What costs should we anticipate long-term?

The build ends — ownership begins.

A Better Way to Think About Pre-Signing Questions

Instead of asking:

“Do we trust this builder?”

Ask:

“Have we removed as many unknowns as possible before signing?”

Trust grows faster when expectations are clear.

The Bottom Line

The best pool contracts don’t eliminate risk —

they eliminate surprises.

Asking the right questions before signing:

Protects your budget

Reduces stress

Improves communication

Creates alignment

Good builders welcome these conversations.

Because a confident signature isn’t rushed —

it’s informed.
