Most homeowners follow a predictable sequence when planning a pool:
Look for a builder with verifiable local references in your county, proper PA/NJ licensing and insurance, a physical office, and a clear written contract. Ask who does the actual work — in-house crews vs. subcontractors — and what the warranty covers. Price should be the last thing you compare, not the first.
Key questions: How many pools do you build per year? Who handles permits? Do you use in-house crews or subcontractors? What does your warranty cover and for how long? Can I speak to three recent customers in my area? What's included in the base price vs. what's an add-on?
A complete pool contract should specify: exact pool dimensions and type, all materials and finishes, equipment brands and models, permit responsibility, payment schedule, start and completion timeline, change order process, and warranty terms. Never sign a contract that's vague on any of these.
Fall and winter are the best times to sign a contract — builders are less busy, you often get better pricing, and permits are processed faster. Construction typically begins in spring. If you want to swim by Memorial Day, your contract should be signed by November or December.
Budget an additional 15–25% beyond the base pool price for: permits and inspections ($500–$2,500), electrical work ($2,000–$6,000), fencing ($3,000–$12,000), landscaping restoration ($2,000–$10,000), and first-year supplies and startup chemicals ($500–$1,500). These are rarely included in the base quote.
